Last year, we purchased a very nice 9 unit portfolio from an elderly couple (fourplex, triplex and duplex).

What happens if a tenant's dog bites the neighbor next door or an elderly lady has a trip and fall on the property?

Doing my homework helped.I once bought a place that was on the market to settle an estate, elderly husband and wife died within a few hours of each other, it happens more often than you'd think.

I am not a property investor, but have friends who are, and they have told me stories of ruptures within their families because of inter-family rentals gone wrong.Adding to the mix is the fact that my mother, the owner of the property, is elderly and in poor health.

These are elderly tenants who have come across hard times. 

Rents are low, so that's part of the reason it's low income folks living there. 2 out of 3 are elderly.  

Stairs are not a good thing for the elderly.

If allowable, I would love to report him for this tactic--first on ethics and second on taking advantage of elderly people.  

Rents are collected via social security and donations from non profits as these are elderly people, therefore the rent is paid timely- Thoughts?

Mostly, I want to create value by helping people (particularly the elderly) to live in a nice home.
