FSBO and Transaction Agent Commission/FEE

Hi..I am new here and want to read through comments. I haven't figured out how to post this in the local forums yet so my apologies.  I wanted to get some opinions

I usually have sold my houses via  a realtor.  This one house, we decided not to use a realtor as I know the value and didn't need help.  Anyway, as I predicted the first couple to view the house wanted it spot on.  My plan was to use a real estate lawyer (in  Florida)).  It was an older couple and they were leaving town. She told me she didn't know how to write a contract, and I assured her, nor do I that is why I am seeking professional advice and we can talk over the weekend (I was sincere). 

Anyway, she was so excited that the next morning she found a realtor nearby and walked in his office to write a contract. She thought she was dong the right thing!  We got a call that day from him saying he has an offer, and he wrote up an agreement with a 3% commission supposedly paid by buyer *yet I have to sign this commission that seller is responsible.  He didn't even give her a copy of the contract. 

AM I wrong to think he's out of order for thinking I am an idiot, but also taking advantage of these people. I should mention it is a cash deal quick closing.  I can see a 1% transaction fee at most.  I rejected his nonsense and he keeps writing to us, stating they want to use a realtor. I have been speaking to them otherwise after they returend home and they just want me to find a lawyer. 

I am a decent person and though I am not responsible for paying this clown bc I didn't  sign with him, I don't want him to sue them if we do a contract w the attorney.  They were not obliged to him, he never showed them one house prior (in fact when they walked in to make a contract he wanted to show them other houses), and because he wrote up this contract he wants 20k. They said they didn't sign with him, but I wonder if they are obligated by him for a time period even though he signed this one contract.   Like I don't trust what he did to them.  Even if this fell through this guy is a piece of work. 

He is claiming that they are paying the commission...but no....that is bc he wrote it up as my amount received is 20k less.

I would have no problem if I was inviting realtors, but we were not at this point. I would not have issue also if he brought the seller to me. We took pics, advertised and set this up ourselves for a showing. She was so excited thinking she did the right thing. I am so furious on principle about this.  

Any thoughts???
