Roominghouse for elderly - Triplex - Florida

Hi

I am about to close on a triplex currently being rented out by a woman who provides rooming house services for eldery in florida. The triplex was recently renovated and fitted to meet the needs of this type of property.  Wanted to get thoughts on if its a good investment as the cash flow is really good and there is an established person running the house who has been in the industry a while.  Rents are collected via social security and donations from non profits as these are elderly people, therefore the rent is paid timely- Thoughts?
