If it is a sensitive seller or of that type what would I say if their offer is too high?

Due to the sensitive nature of probate, a lot of people prefer to work with cash investors versus the retail market.

I just started my direct mailing campaign, and sent out quite a few non-probate postcards, but it seems to me that probate leads are more sensitive in that names have to be correct (don't want the letter to be addressed to a dead guy!).

I do not use it for letters at all, but would especially avoid it if you are mailing a time sensitive list like Expired Listings or Evictions. 

I have found the multiple perspectives to be very informative.The hyper-sensitive controlling aspect of the thread is annoying.

Will is in CA, one of the states which has strong usury laws so he is probably more sensitive to the usury issues than is necessary.

With that said I wouldn't just go throwing out sensitive information regarding notes or available loan portfolios on the open internet or to anyone I don't have a relationship with.
