If he was originally on the application you should have discovered the seven evictions (pro-tenant) and gave a big fat NO to rent to them.If he was not on the lease then monthly inspections should have shown unauthorized tenants and also condition issues with the property so you can evict early as possible.

I am being told by the bank to get it done before next inspection.. not to mention full time handy man and new carpet.. finding out the some people have had stoves that only had 1 burner that worked etc.. it is a bad situation..

I also completely understand that if you're running many rentals you can't waiver at all and therefore this guy would be told a big fat no, but since this is my one and only rental I feel like I have a little more flexibility.

For instance, if every time you come, you say, "While I'm here, I'd like to check all the faucets and toilets and outlets again, just to be thorough... and I might as well also test the smoke detector battieries while I'm here...and can you turn on the stove for me to be sure it's heating, and all the burners, and are all the windows opening?????

The stove had one working burner, cabinet bottoms were rotted out because of a slow leak that was resolved, etc.

@Peter Vekselman  was not insinuating your a wannabee wholesaler my point was I could  see wanna be wholesalers not running title and getting fubared at the end.I just bought one in Charleston again exact same issue.. wholesaler brings it to me... we decide on price.. only to find out the lady owed more than what they were selling me the house for .. they were bummed  what they thought was a fat deal turned out not to be I still bought it but at my terms not theirs.

If you get a good feeling from them and credit/income checks out then that would be good for me. but if you are getting a good turn out from your ad and there are other applicants maybe put these guys on the back burner?
