Its going to vary, ultimately the costs will be whatever a contractor is willing to do it for. 

I'd reccomend you start with a more turnkey or light value add deal until you find a trustworthy contractor.

I had some problems with my General Contractor so I ended up buying my own materials on a great discount and have an out of state contractor who is a great family friend that I  will hire to do most of the work for me.

They actually bought it because they enjoy Robert Truman so much they wanted to buy a place close to there.

I'll be visting for a weekend in August to conduct my own dillgence and would like to connect with realtors and contractors. 

Fortunately, I have a connection in Colorado who is a general contractor (GC), and I engaged their services for the renovation.

From what I have researched, and from what the Modular architects/manufacturers/contractors have told me, there is no difference in valuation if it is permitted and receives its CO as a permanent structure. 

If anyone is in Delaware County, Pa or Philadelphia, I’d love to network with investors, contractors, agents, and more.
