Think about your own skills and whether it will be more efficient to tackle the task yourself or hand it off.. 

So I'll try to be brief on this, I'm going to tackle my first flip within the next 2-3 months and just trying to figure out my game plan in my head before attempting.

I would definitely tackle that leak and check for mold before doing anything else.
