Maintence and Repair Systems

Howdy Fellow Landlords!

In June I purchased my first multi-unit, a 5 unit 1900's carriage house converted to 3x 3BRs and 2x 1BRs. I'm starting to get a little frustrated due to not having a proper maintenance and repair system in place. I didn't think with 5 units it would be that bad, but since it's an older building, it needs a little more up-keep. I work full-time and I need an extra layer between me and the repairs.

I would love some ideas and advice from the community to help craft and execute a system that works for me.
