Wholesaler lurkers, if you need transactional financing because your end-buyer is getting Agency financing, a good transactional lender will let you know how it will play out up-front, and not give you a 156% APR "surprise!"

Usually if they had to do that type of remediation the city would have issued a correction notice for interior and they would have to comply to get occupancy permit or rental license again. the cops and the city inspectors aren't stupid, along with the fire and hazmat people.. so rest assured if one of these agencies were involved they all probably were, and owner was required to comply. 

When I got the loan they indicated that I could not borrow against the home for the life of the loan since they are a non for profit agency that's sole purpose is to keep people in their homes without the possibility of them screwing it up by doing a cashout or heloc.

I have 20 acquisition methods including Sheriff Sales, Tax Sales, Foreclosures, Auctions, FSBO, word of mouth, letter solicitation, REOs, government agencies (bought first house from Highway Department see BP Podcast #82), and Probates. 

I think you are on the right track with what you want from an agent, but some of your requested qualifications go above and beyond the typical buyer's agency agreement.  

You might want to refer her to local social services agencies and United Way.

I can give you a bunch of names, but Spring Valley Title Agency is my go-to.

They said I would at least 2 years with the temp agency.

If you have MLS access cross reference that with reliable real estate data (news articles, studies, government agencies) to find where the hot areas are.I'd say it all comes down to knowing your market and your audience.

There is a Rent to Own program out there with some of the Agencies.
