There is 1% rule cas how deals in areas like Tacoma but it is not a passive investment like the out of state turnkey rentals.

I was highly leveraged going into this deal as I used a lot of my own cash and credit lines to tie this deal up as banks can move really slow when you don't have the relationships in place.Now I just have to figure out a way to tap into this equity and leverage it as collateral for another deal.

absolutely.. a really good agent will make as much if not more than the average investor. but its a lifestyle and a commitment if your going to be successful.At the least you will have a much better understanding of the laws process and you will meet the movers and shakers in your area.

The guy may have nasty friends or relatives but on the other hand professional movers, who if warned of damages and possible suit might decide not to drive on the lawn.
