Since then I have refinished the hardwood floors, renovated the kitchen, renovated the bathroom, replaced an exterior door, and fresh paint throughout.

it sits on about 1/3 of an acre not far from lake ontario (no frontage)  I think it needs about 20 k of work and could sell for between 95 and 115 after repairs which i believe (not having seen photos yet) to include new counters, maybe refinish cabinets, a new cook-top, a new exhaust hood or microwave, new flooring throughout, paint, wallpaper removal, a couple intereior doors and screen doors, lighting fixtures, bath vanity and im sure a few other things.  

Refinish the wood floors darker. 

I have a Hardwood floor in my dining room, and it recieves the same amount of abuse as the Kitchen floor, but is still in good shape after about 11 years since it was last refinished.

I am trying to refinish some cabinets in a rental I just bought.

The final stage of the reno is going to be the refinishing.

The ground floor of my duplex apartment is below-grade and has experienced water infiltration. I only recently bought the property and have repaired the leaks I can identify, but one appears to be coming from the outs...

After our recent visit to the property the bath tub  looked to be worn and needed to be re finished.

We refinished all the hardwood floors and updated kitchens and baths.

The property needs some fairly standard improvements: fully updated kitchen (existing is old 1950's era metal cabinetry), refinish floors, painting, reconfiguration of the 2nd floor bathroom and moving the laundry room from the nasty 4.5' tall basement, up to the nicer 1st floor.I used zillow to find the three most recent sales, on the same block and arrived at an ARV of $85k.
