Duplex we wanted to keep but decided to flip

Investment Info:

Small multi-family (2-4 units) fix & flip investment.

Purchase price: $120,000
Cash invested: $45,000
Sale price: $251,500

Was meant to be a buy and hold, we had some complications and decided to fix and flip this duplex.

What made you interested in investing in this type of deal?

Cash Flow

How did you find this deal and how did you negotiate it?

Wholesale

How did you finance this deal?

Private lender

How did you add value to the deal?

We refinished all the hardwood floors and updated kitchens and baths. Did a full cosmetic face lift.

What was the outcome?

It was messy but we finally sold it.

Lessons learned? Challenges?

Don't be afraid to call the city and ask questions. Double check that the title company did in fact record the deed.

    Seems like it was a profitable deal! I admire that you were able to pivot strategies from buy and hold to fix and flip and make out well.

    Any plans for another sometime soon?
