In addition to appreciation potential, there are a bunch of tax benefits to consider as well... my favorite being that a tax loss can be carried forward to offset future taxable income.

The focus points for me right now are deciding what to include in my tech stack that's not going to break the bank in the future as well as includes professional features not just a user friendly interface like some other PMS.I'm between these 3 currently. - Hostfully(seems to be most cheap)- Uplisting(seems to be the most professional)- Hospitable(most friendly UI & the only one I currently have experience with)     Biggest con for me is lacking in ai for messaging which they've denied integrations with developers.

All things being equal between two areas, if cap rates are similar, but one area is likely to have more appreciation in the future, that is something I would take into consideration, though.

Are you planning to leave a few years and sell it or are you planning to keep it as an investment in the future?

I keep the rmd the lowest possible however to secure a loan on a home I inherited I had to adjust the rmd higher...now I want to move it back where it was because I am very conservative and like to have money for the unforseen future . 

The ability to build cluster homes in the near future.

It was our fault so it is what it is, but it sucks that an honest mistake that would have been a super tiny inconvenience for the guest ended up being a huge thing for us with a monetary fine and likely lots of money lost in future reservations.  

I would plan to put in a 5% down payment on the home.My goal with this is to buy a cheaper home first, fix it up, and roll equity from that for the next big house/goal "dream" home in the future.

Being able to transfer a license from one property to another in residential zoning districts will be a big issue in the future and there is a cap on the number of permits allowed in specific zoning areas.

But you need to really understand how to run your numbers, your cities property tax rules and how to calculate true future taxes (I see a lot of folks fail here), etc.
