The consistently dry climate and sun are attractive, especially after living a life with drastic weather patterns.  

I do recognize that past performance does not guarantee similar future performance, but San Diego has many decades (at least 5) of outstanding appreciation and the fundamentals are very similar (geographically constrained, great climate, diverse jobs, housing shortage, etc,).  

Families: Your property's 5 bedrooms and 3 bathrooms could be particularly appealing to families with children, who may appreciate the extra space and privacy that your property offers.Groups of friends: Your vacation rental could be a great choice for groups of friends looking to travel together, whether for a reunion, a golfing trip, or just a getaway.Business travelers: Your property's convenient location near Scottsdale and all the golf courses could make it an appealing choice for business travelers attending conferences or meetings in the area.Snowbirds: Your property's location in North Phoenix could be attractive to travelers looking to escape colder climates and spend the winter in a warmer location.Sports fans: Your property's proximity to TPC and other sports events could make it a popular choice for sports fans looking to attend events in the area.

Parking may be a concern, especially in a cold climate that gets snow. 

There is not much upside to term leases in this legislative climate. 

That's something that would work much easier in a different Real Estate climate. 

We have the population growth, all the signs of equity building, landlord friendly, low taxes, proximity to CA Tahoe, and good climate.

What he means is that meters tend to be inside the house in very cold climates, so any water line after the meter would already be inside the house.

Impacts related to predicted and accelerating climate change issues may increase demand further.
