In essence, I am looking for a turnkey service (while I own the process), not a turnkey property.We are a high volume buy and hold investor in the Seattle-Tacoma area, but cash flow is drying up here, hence looking for out of state options.

Hi Kenny, If you're thinking about North or South of Seattle, I'm hearing a lot of buzz about Everett (North) and Tacoma (South).  

I am thinking three apartment buildings (professionally managed Class B/B+, Cap Rates 7+, 95% or more occupancy rate) each located in a solid neighborhood in a separate city in NW Washington (one in Seattle, one in Bellevue, and another in Olympia or Tacoma).I wouldn’t need to derive personal income from these investments, as I would put all profits into servicing the debt more quickly and/or investing back into the buildings.I am somewhat nervous about taking on such a huge amount of debt, though, even if the down payment does afford some cushion.

Granted, it touches a nerve as I am invested in Tacoma and in MFH (some of which are low income) - but I'd love to know how others' view on/about this.

No more Seattle, Bellevue, Tacoma, etc flips please.However if anyone out there has any of these, send them my way.

I'm currently looking at an apartment complex in Lakewood, and am curious how it compares to Tacoma. 

It will need new kitchen flooring, new kitchen countertops/sink, possibly new kitchen appliances although I can probably make by with what is there, new vanity and bathroom sink, new bathroom floor, paint, new carpet, new doors, new vents and outlets, and thorough cleaning.Should I try to get a clean up crew in there to get rid of the junk (left behind by the movers).
