Multi Family deal analyzer

I have been currently investing in rentals in the Tacoma area for the last 20 years and flipping full time for the last 8.  Set some high goals for myself this year to jump into the commercial world.  Been spending time researching how everything works so I understand how to spot deals when I see them.  Want to start playing around with a few property details to determine if they are deals I want to go after.  Not to great with creating spreadsheets so I was wondering if there is a good deal analyzer out there that I you guys have used that you can recommend I start using.  Free or paid.   Im ready to get out of my comfort zone but I want to go in with some education.  Im ready to start looking out of state as well if number look better.  Who do you know that I need to reach out to in other states??

 Well, there's Joe from Ohio. Definitely get to know him. And Blake from Arizona. He's a hoot. And Don from Texas has forgotten more than I know ;)
