Now the issue is flooring, the kitchen and living room are open so would like to keep the same flooring for both, the flooring is not perfectly level so might need to replace some plywood underneath.

Hello,If you have tenant in a condo who lives in you upstairs unit and is part of hoa and the unit underneath is a owner whose complaining about all the tenants upstairs walking in the morning that makes noise from them walking go to work which wake the downstairs owner up.
