Most of that was in the first 2 quarters, the last 6 months of the year didn't see much movement up or down for sales.

The properties you should be looking at for this will be well under market prices and so market movement shouldnt effect you too much.

There is some movement in other states to follow suit. 

Engineer prescribed steel I-beams installed about every 5 ft to stop the movement and can be adjusted over time to straighten the walls. 

Heard Phil Romano on the radio yesterday saying he was scrapping the incubator that started the whole movement. 

There's also the "microapartment" movement happening mostly in big cities.

If your rentals are in Texas make sure you check out the local soil conditions.. clay and movement of soil is very common in many parts of Texas and its not if  its when your going to need foundation work.. 

Underlying economic conditions for certain MSA's (i.e. employment rate, household income, education levels, etc), interest rates, and a host of other factors play into the direction of Cap rate movements.

Pick a market that has little price movement during an economic shift.  

It’s better to have an extra week or two of vacancy than be perpetually $200 too low.
