I will be there as a newbie as will others with some seasoned vets sprinkled in.

If you have discipline, can follow models & possess at least a sprinkle of personality/ creativity, you will do well. 

There are patches sprinkled throughout but it varies neighborhood to neighborhood.  

I KNOW the condition of my building grounds -- since we are there doing landscaping and sprinkling de-icer in the winter.   

Get some nematodes and sprinkle them around yard.As a responsible landlord you must be responsible in maintaining the aesthetics of your property.

I have had to remove the sprinkled timer box outside because they notoriously love to turn off the water, therefore I can drive by and turn it back on or put a lock on the timer box.The alarm system is there for their use, but they must put in their name for monitoring.
