Keep upgraded Items before Renting out

Hi Folks,

I just closed on 3br , 2bath SFH and it has a lot of upgrades. Such as a garbage disposal, underground sprinklers and an alarm system. My question is , would you take these items out or make them un- useable ? To me, I think it is just more of a pain for these to breakdown and have the tenant constantly calling me to fix them if they break. Also how would I regulate the water consumption for the sprinklers? any thoughts?

    My disposals rarely ever give me problems. When they do it is an easy "reset" or "un-jam." Once and a while it is a quick "replace."

    I don't get all of the fear of disposals on here
