@Camille Romerounless you are able to spend some significant time in your chosen location in person, and work on building a network there, i would pick a market closer to NYC, within a couple hours.  

Right now its slim pickings in real estate for properties that will cash flow or see any significant appreciation. of course they are always out there but a lot harder to find.The other question is why do you want to continue to grow?

Think on that, a person has an 80%+ chance of there "pick" not just loosing, but possibly going to $0..... 

We have the material on site, contractor doesn't have to pick it up. 

They must first move out, leave the property broom-cleaned, and then they can pick up the funds at our attorney's office.Most won't agree to all this - so they are liars.

It's lengthy and of course, they can pick and choose what to read or jump around to what they want to learn. 

Returns are great if you get a good area and build a solid team but thats going to take some leg work in picking the right people that see's your vision.

I'm working through the "picking a market" worksheet and workshop, and there are no clear instructions on how to find this. i've tried googling it, and referencing my data aggregators, but usually data goes back a year, 2-3 if I'm lucky.
