Beginner's guide to REI, STR, and MTR

I am thinking about putting together a guide for my buddy who wants to get into REI. He's seen me grow to four units (3 properties) and I'm thinking, there's gotta be a guide or book that would help him just follow step-by-step how to rent out his existing property and buy a new one. Any suggestions I appreciate in advance.

Worst case, I'll just create something for him and walk him through things as he goes, but I'm thinking, why not document it for us both (no plans to publish or anything though)!

Have you read many BP books? Small and Mighty is an especially great book for exactly this. I'd definitely recommend that first (Chad Carson is the author).
