Hello All,I have recently been offered the opportunity to be a part of a very large and lucrative off market land development deal.  I am facilitating at the financing level for the connection to the money.  That said...

(Which I feel is my best bet in my current situation) or to partake in a buy and hold with a partner.

I suspect like the stock market there are going to be buying opportunities in real estate and there is nothing wrong with partaking in them if your in a position to do so.. but hoping for it..

If he / she is not willing to partake, please DO NOT force the issue.

Joe Bertolino  What happens with this out of state buying phenom is the what I call GET YOURSELF STARTED IN REAL ESTATE syndrome... and people want to do that with no money or less and less money every day... so we know on the west coast that is tough but the mid west and other markets its not.. so instead of not partaking they jump in, not really understanding or knowing what they are doing.. .many have little to no experience as its their first rental ever.. and many ( especially pre 08) were woefully under capitalized. 

Upon further review it appears this might be in the no fly zone, ie, having SD IRA LLC as investor in a company I am < 50% owner in (allowed), but partake in the day to day management and overall decision making (disqualified). 

When I am not caring for my clients, you can find me at the beach soaking up the sun or at the local bars partaking in delicious meals and drinks.

As far as ethics- whether what I said was ethical or not- if the practice is illegal or unethical, then I don't wish to partake.

No I don't I'm trying to learn as much as I can before I partake in any deal but should I just say I'm wholesaling this deal or do agents not like to hear that?
