The properties are now manged by a full-time property manager and I am paying down over $70,000 in principal each year.

Both are slightly cash flow negative, but they're almost no work to mange, and the tenants have been easy to deal with.

Tax wise I'm charged differently on the money made by my management arm so I try to target a % that results in break even.Which means if I was to mange for someone, anything I charge over 6% for no onsite manager or 4% + their manager, would be profit. 

For this model, all properties would be manged by an onsite management company and all homes would be built by a single source builder in order to reduce the investors purchase price. 

Loan servicing company is in place to make all payments and mange the deal. 

But, a lot of people I have talked to say to stay away from property managers and mange the properties yourself.

Because we don’t mange any of our portfolio, we put a high value on PM’s opinion.
