To Be Built SF Rental Community in Columbia, SC

We have a development project starting in the Spring/Summer of 2020 in the Columbia, SC area. Adjacent to that site though we are considering developing approximately 200 lots for SF homes specifically for SF investors. Its a newer concept for us and we have never done it with individual investors before. Typically, this would be developed for larger groups to self manage the entire community. 

For this model, all properties would be manged by an onsite management company and all homes would be built by a single source builder in order to reduce the investors purchase price. 

Since we haven't decided if we will market this to a single REIT or smaller groups of investors I was hoping to hear some feedback via this forum.
