All,I was wondering how other Apartment owners are getting ready for Corona Virus pandemic and good tenants that are losing their jobs.

They could find a cure for the virus tomorrow and we pick back up? 

if our tenants truly cannot pay rent due to impact from the Corona virus then their rent will be deferred interest and penalty free.  

In light of the virus, has there been any announcements about whether tenants can skip paying rent?

@Patrick M.I thought the very same thing at first BUT tenants are smart and I don’t want them to ASSUME that their rent obligation is on hold due to the Virus so I reached out first letting them know that rent is still due on the first, however, reach out to me if need be.

I really don’t know what the future holds, what if this virus and shutdown tends to drag on for a few more months.I really don’t know, If I should wait until the market recovers?

Lastly, I know this is during the Corona Virus pandemic but I figured what better to do than to learn!

If I miss 5% of my rental collection for the year due to Corona virus, then it is what it is.

viruses and disease are not a coveted peril under a Property policy and in mostPolicy language listed as an Exclusion.Also, as @Lauren Kormylo states above, the your property is not physically damaged by the virus so the Property policy does not kick in.This is the situation for all businesses in the US in regards to Business Income/Loss of Rent coverage.
