@Rachel Degennaro if you sell with squatters, who won't pay rent and probably won't cooperate with an inspection, you will have to sell at a minimum of a 15-20% discount for another investor to assume your problem.

The tenants have been cooperative.

You can't get rid of the bedbugs, because the tenants won't cooperate in cleaning up to do remediation.

We tell them we need the notice in writing with the firm move-out date and ask that they be cooperative with showings.
