Good tenants seeking early release.

Class A property.  Tenants in year 2.  Always pay on time, easy to work with.  Seeking an early release for family reasons, with 60 days notice.  We're inclined to oblige.  I was going to do an inspection before modifying the lease.  What are the big picture things we need to get into place?  I'm thinking that 60 days + turnover can get us ready for new tenants May 1, for  the summer transfer season.  This is my second year as a landlord.  Thank you!
