I've closed a bunch of loans with Kiavi, Roc, and a few with ABL, I also closed with RCN, Easy Street, Lima One, and some smaller private lenders.I've come to the conclusion that the experience at the lender is not globally good or globally bad. 

This is true for all private money lending situations..

Inherently the steps are the same as if you were purchasing with financing save potentially less closing costs and ability to close sooner (if needed).The terms of your offer (ie -contingencies, closing cost splits etc) will determine what is different. 

Now we are mostly scaling our business with larger communities but I've used many different creative finance strategies including seller finance, private lending, hard-money, collateral from other properties, and lease-options. 

Remember to save some money for capital repairs.

Best to hire it out, even though it hurts the margins, it saves my time and stress substantially.
