Sherman, TX market

Hello BP's:

We're looking to start building our real estate portfolio, right now analyzing different market to find the right one for us.

We were wondering if anybody has experience in Sherman, TX market? it looks like there's a lot of development and even thought prices are a bit higher than other areas, but it seems that it's just got started. 

I live in San Diego, CA and not familiar with Sherman, TX, so every piece of info would be highly appreciated.
