At the beginning of every winter season, I send a message to the tenants with the account information and let them know to call the gas company if the heat goes out.

Although you lose some over the summer, but then by fall and winter they refill. 

I'm in Ohio - it can seem boring sometimes but I look at it like a base, the weather can be bipolar in the winter and spring but no natural disasters happen here that don't let me sleep like a dog at night, I travel south a lot too during the winter months here.

Just be prepared for winter if you are moving from a warm climate.

After that, there’s a shoulder season with plenty of weekend bookings, but once winter hits, things slow down a lot.

My other option is to find a renter for 6 months to help cover the payments over the winter.

If I don't pay my bill they have no problem cutting off my heat in the winter or a/c in the middle of a 110-degree heat wave here in Texas!
