Feasibility of buying Summer Vacation/short-term rental on Cape Cod

New to real estate investing.  I'm sixty years old and was toying with the idea of investing some of my retirement money in a home on Cape Cod.    Can I even break even if Summer rental season is a max of five months, and more likely three?  Or, would my money be better spent someplace down south or by a National Park that would have year round traffic.

My goal is to have a place where my family can spend a couple of weeks during the Summer, pad my retirement a bit, and have a place to leave my kids.
