Maintenance of Heating and AC Units

Is it best to pay for a service or maintenance agreement for my rental home Heating and Air Condition systems and/or heat pump?  Do most rental owners use these companies to do the annual check-ups?

On either an A class property or a commercial building, I would do preventative maintenance, but beyond that I wouldn't worry about it.
