having spent a decade in the timber business in Oregon I call it Oregon porch time.. these are not inner city dwellers these are folks that you need to sit with and talk  have coffee and build reporte'if the homes are nice and clean and saleable probably tough to buy under market unless your good at looking someone straight in the face and telling them their 300k home is only worth 200k.. that is a moral issue.Also be aware that you CANNOT legally sell a home you are not in title to in Oregon.. its selling real estate with out license and don't listen to all the people from all over the country that wholesale.. many states its an accepted practice in Oregon it is not.Also if your flipping homes IE coming into title you also need a developers license in Oregon  talk to @Karen Margrave she just got an education on this.. the state is cracking down on flippers.. its a 5k fine.. usually 1k first time. 

I had a tenant move out last week and the living room carpet is stained beyond cleaning and need to be replaced.

@Joanne Tsai did you consider the possibility that the house is dirty and needs to be cleaned?

I still have not received any communication from anyone.I am going to move forward with my move, thoroughly clean my apartment and pay to have the carpet cleaned.

Idk how to screen out the person with a clean background, but associates with questionable people.

@Kori Ford, going through the process of the tax auction should wipe those liens clean...

im fairly sure yoh can change locks on a tenant that isnt paying. thats how storage units end up auctioning off units. just be careful if thats your path as the garage is right next to your primary residence. if its not a large sun, i would change locks and tell him he can have everything back when he comes with someone to clean out the garage.

looking for good carpet cleaning guy for my rentals. any recommendations?

There really isn't a secret to what I've done, much of it is spelling out to them why you're a great candidate (your clean, you have a steady job, you take care of the unit as if it's your own home, your a good neighbor, etc).  

I wAnt them to realize when I say clean up all this trash or get that drug dealer boyfriend out that it’s serious and I’m not just the guy that mows or changes light bulbs that they can shrug off as some kind of maintenance guy
