I want to know they can float the business and feed it cash until it gets going while needed to pay the monthly rent and other expenses.If it's someone with starting up on a wing and a prayer with 4 months reserves and they go under if not profitable then no thanks I will wait for a better tenant.

In the end we needed to figure out what made the most sense for us and what would be the best return.I can tell you some of the things we floated around other than traditional rentals...We had a few small businesses contact us because they heard we might be renting space.

My PM gets the rents to his account on the 5th of each month, then it percolates for 10 - 15 days until it transfers into my bank.I didn't think the interest rates were attractive enough to profit from the float.

There are products that will allow you to put ceramic tiles over vinyl floor tiles, you can run floating floors over them, whole bunch of stuff.
