Quite frankly I know of no one that will lend money to an unemployed investor with no experience and no capital, let alone lend 100% of purchase price.Your chances of your #1, finding a below value property with a motivated seller and being able to get it under contract are slim to none.Your chances of #2 and #3 are none.You need to establish experience, capital, and income before you invest.

@Anthony Angotti is pretty much spot on with his 100-200/door cashflow outlook on rentals ... and as an out of town investor, you'll have to eat a management fee too, which will slim your choices even more drastically.Would you consider moving up into a small apartment building?

As Ziv mentioned 3 years earlier in this conversation, remote metro centres in Japan are still offering very decent returns, although these days with so many foreign investors selection is somewhat slim as good properties are gobbled up quickly.
