- i have to change the kitchen/landing tiles since they discontinued the one that i was using now i use  this kitchen tile- i pay around $1200 for paint labor. paint costs me around $500 materials- basement floor is painted gray - SW concrete and porch enamel - around $35 per gallon. but you have to prep/clean well- we try to use this vanity but if the current one is good, we just paint them black so it looks modern- change door handles, keep doors if we can- cheap mini blinds- bahia granite Wilsonart laminate counter - custom made - ~$500 per house- my floor guy charges $2 per ft. stain is 50 cents extra- my concrete guy is around $4.5 per foot- the dishwasher is any around $300- chef maid (i think) microwave- $99 SS sink or if current one is good, we keep it- delta faucets for both bath and kitchen ($39 & $54 respectively) any other questions, let me know..

Hard living was the term used by our insurance company; entire house carpet had to be replaced (see image and imagine 1700 sq feet of that), walls & doors were used as children's personal canvas which resulted in repainting & staining of entire house, closet doors were off &/or damaged, siding was hanging off of the outside of the house in several places, thermostat removed, gas meter removed due to illegal gas consumption, drawer/door hardware missing or damaged, damage to garage doors, etc.

Sometimes it's worth to "pre-hab" a property - meaning you clean it up, have trash removed and take care of the biggest issues like leaky plumbing, two broken windows etc, anything that makes the house un-inhabitable, remove everything that's really bad (like stained carpet, trashed kitchen), maybe have the interior painted white if the walls are very dirty and then sell it retail.

The house is split level, 4 levels, 3 bed, 2 3/4 bath, large two car garage with about 3000 total square feet including the unfinished basement.The house is very dated, harvest gold bathroom fixtures, green stain, 2 hinge flat green/brown stained flat panel (luan) doors.

@Aaron Van Curen - If your house is on a slab, I highly recommend stained concrete!
