My Tenants have complained of Mold and trying to sue me
25 January 2017 | 91 replies
The only real issue here is a tenant who wrote you a bad check, and is trying to get out of paying rent, even though you keep bending over backwards to fix everything.Time to grow some cojones and start eviction and let her hire an attorney. And the beautiful thing about that is - that whenever an unlawful detainer is filed - it goes on her eviction record.

CA law: Need lawyerly advice on neighbors accessing my property

Avidyne Integra and it failed 300 feet above a marine layer when I was making the ILS approach into North Bend... first time ever I had stuff go wonky on me at the exact wrong time.. 30 seconds later and it could have been the big red handle pull and a splash landing in the ocean LOL.. and since I was not expecting that approach I did not have my life raft with me... you know the links in the accident chain... good calm advice for our lady and her 11 gates running on her property... as always the voice of reason.. !!!!

3 Days Notice to Quit, after Tax Sale
21 June 2016 | 9 replies
Mike MoRo,a 3 day pay or quit notice is the wrong notice to send unless you want her to stay. You want an attorney to post a get out in 60 day notice immediately so you can get her out before September. This should have been done the very first day you bought the property so she would have been gone before August.Call a number of attorneys who specialize in evictions and you will find one who will get it done for $800.00,not $20,000.Don't try this without an attorney for the first time because something will go wrong and the court will side with her.Remember,California is the biggest anti-landlord/pro tenant state in America and the courts will bend over backwards to help tenants stay in the property rent free for even the slightest mistake committed by you.

I have had numerous people claim this and while I don't want to discriminate against someone who truly needs / requires a service animal, I want to understand how to avoid these scammers who are trying to bend the rules.
