Nice Steven....And AI can give comps very fast as well these days lol :Based on the recent home sales data for Woodland Hills, CA, it's difficult to determine if 22757 Charlemont Pl specifically has a good ARV (after repair value) without more details on the property's condition, size, and features compared to other recently sold homes.

I will say that once the floor was down, and we found the raised spots from the debris that didn't get cleaned properly, I noticed that repairing the floor is much more of a pain than I expected it to be.
