Condos are so enticing because they're affordable, but HOAs can change the rules, increase the dues, say you can't rent it out, give you a hard time for everything and anything, fine you, foreclose on you - and they don't even hold your mortgage!

I thought the practice was illegal, but from what I can tell it is just that it would be illegal to demand the entire year's rent up front, but ok if they offer it.So far, in my limited experience, it has been the parents of college kids who offer this, and occasionally someone with less than stellar rental history who wants to dangle the carrot of a whole year's rent in front of me to entice me to look past their past.Kelly

At least I know the deposit will help cover some of it and at the end of the day, I've stopped them from doing any additional damage by enticing them to move, not to mention I'll be making 4K+ more a year once I find a new tenant.Funny thing is, she tried to scam me and claim she was going to get a room mate from work since she is a single income household so she could afford the rent when I had offered it to her for half way in between what she was paying now and what market rent is.

Option 2 should be implemented immediately.Get the current owner to post notice now because tenants like that can't be saved.Do you have any extra cash to give them as an enticement to leave ASAP and with destroying the property completely on their way out the door?

@Chris Schuler Here in El Paso, TX 1) cash-flowing on SFRs is near impossible 2) the multi's that cashflow are out of my current price rangeThe abundance of land means constant expansion and no true city center to entice people to buy older homes/rehabs in older neighborhoods for the same price they can buy brand new.

That’s what my initial thought process was, but as many of you who may have attended real estate classes that offers these types of ‘systems’ or ‘gurus’ that costs thousands of dollars, they make it sound so enticing that makes you think the other way.
