LOL...when you start off as broke as I was (5th layoff in the span of 10-years), all you have is faith, hope, intelligence, creativity and the willingness to work hard and sacrifice.Like I said...you just have to find better deals.  

Carpet may not have a long enough life span to raise your appraisal.

In Illinois you have more weather concerns, but you can stagger dates to span your nicer weather months.You need to build in time, energy, and money into either tenant retention (so they don't want to move), hiring help (cleaning, rehab, answering the phone, scheduling/showings, and screening can be outsourced depending on state laws) or weathering the storm (let some sit empty while you deal with what you have capacity to handle).

I Also wanted to span then out on the major intersections you had to take in order to get into these shopping malls. 

I plan on doing much more in a 10 year span.

Sometimes just a couple of months apart, spanning over 15 years. with tons of different lenders, but some with the same lenders, years apart.

Learn the ins/out material supplies labor etc so if it is small job you can easily tackle it if it is a larger job you can call a contractor and eventually hand off the property to the property manager.Overall I have been RE investing for over 7 years and I truly do believe if you are willing to work and put in the effort and take risk nin the long run it will span out becuase remember populationg grow exponentially.I have investment properties in nyc, jersey city, miami, houston, and philadelphia areas.
