If so then you can project an outlook of rental increase from say not just $50, but $50-$200 per unit annually as development brings in new demographics, this will also allow you to "update" building or buildings with your surroundings (new development) which will justify the increase in rents.Smart investors don't just increase rents to do it because they can, there's a reason, which is done both from a artistic perspective (your vision) and a science perspective (hard data).

I can see myself using a service like this if I cross the 50 unit mark and if I want to avoid costs on hiring a staff on constantly driving over and showing the property.I would probably add some additional controls and keep a camera monitor in the vacant house to make sure that the prospective tenant is not trashing the place or using the vacant bedroom for a "30min quickie" with a friend, ;)Reminds me of the Robocop-2 movie from 1990 and their vision of the future, when the character visits his house for sale, an automated kiosk guides through him through the house without an agent.
