Make sure a static test and camera test (if static test fails) are done to test for any plumbing breaks.

Too many landlords just brush off their behavior under the claim, "it is just business and the lease says I am not responsible".

Duplexes, however, grow on trees and tend to have a fairly static price.

If you state that rent is already towards the top of fair market then I would keep it static.
