1st Property Under Contract But Need Funding - Close in 1 week

Made an Offer on a Foreclosure in Vero Beach, Florida 3/2 1,559 SF property and is now under contract due to close on Oct 5th. Got turned down for crowdfunding and looking for someone that wants to go in as JV or private money lender willing to help out. Purchase price $93,000. ARV $160,000 and rehab costs around $30,000. Margin is not as large as we like, but it's our first project and we want to get the experience. Any advice or help appreciated from the BP Community.
