That is just screening so I assume you would have actually have a much smaller list as you won't find properties on all of them.Not killer but that is going to take a while to compile.

I run an algorithm on a market by compiling the following.number of home purchased for cash by absentee ownersnumber of units per zip codenumber of NODsnumber of REOsAverage days on marketmedian sales pricenumber of units under median with 30% equity or greaterbottom 1/3rd ,middle 1/3rd and top 1/3rdI weigh each answer differently and the same then lay  the answers on top of one another and it becomes clear where to buy..

I'm beginning to compile a mailing list from listsource.com using many of the filters recommended by some of the experts on BP.

My lists were already compiled before then.

There are about 400 addresses.It is compiled of all 5-500 unit owners who own property in Louisiana and who have bought within the last 11 years.

Try and team up with 2 or 3 people in your area and compile your money and efforts.  

As @Ehsan Rishat mentioned definitely plan to continue mailing the list month over month as consistency is key and you put a lot of work into compiling it! 

What I'm doing is pulling the data manually from the county websites and compiling my own list (ok...I'm paying my 14-year-old daughter to do it.)

You don't have to reinvent the wheel here, but if you are going to go to the effort of compiling and scrubbing this data, why not develop a marketing piece that is going to make them think twice before throwing it into the garbage (since that is where 95% of your effort is likely going, even on the best campaigns)?
