If my direct mail accomplishes those two things, the rest is up to me in order to get the deal.The latest trend is putting a google maps image on the postcard, so everyone is doing it.

The new trend is taking 2-4 unit properties and converting them to massive SFH.  

The trend is for those who would traditionally be in the "first time home buyers" chapter of life are increasingly opting to rent.

There seems to be two main arguments about seller's market/highly-priced markets in general: one is "buy low/sell high" and another is "this trend is going upwards, and so one should follow the trend until there are signals that state otherwise."

Just in areas where the last generation has moved on out and the new generation is ready to turn the area around to trendy again.

They probably never spend time in newer downtown lofts, etc, so it looks cheap to them rather than trendy.  

But for now the trend is still up, and so we are buyers at every dip. 

I'd suggest a conservative business casual look:  khakis and button down shirts, no tie, solid shoes that are somewhere between a dress shoe and a work shoe  (no sneakers). 

My plan would be to side the exterior, hang drywall (except a few accent walls), and go for a more trendy look.
