By happenstance the lender I work for treats the territory like a mainland loan (think Hawaii) and almost all conventional programs are available and even priced accordingly.

That said: I stay away from townhomes due to the presence of HOAs; they can make decisions you are not party to which can materially effect your cash flow.

I'm a wholesaler new to Las Cruces and learning more about the city everyday.The military and college student presence in Las Cruces is strong.There is a ton of small multifamily properties (for the size of the city)I'm very optimistic about this market.

I think it will get up above 6 months soon and may rise even further towards the end of the year pushing us into buyer market territory where prices fall.There are more available rentals on the market than there would normally be at this time of year.

@Wayne Brooks this is a very old one.. there was a guy in 'Colorado who had a huge internet presence and had the same deal... he got indicted and put out of business maybe someone will recall his name... when he was going big.. you would see 5 to 10 craigs list ads all saying the same thing we buy notes.. then you talk to the individual and they knew nothing about the business and read from a script..
