I just think if you worried about people stopping paying you and don't have protocols in place to remedy if that happens you should not own rental properties at all, since in theory renters can stop paying you as well, the likelihood of many of them stopping paying you at once?

It isn't brain surgery. 

Check out the sales data on when it was last sold and if it was recent within the last 12-24 months be careful you are not buying something that may be maxed out in current market value.Only way to remedy that solution is to buy and add sqft like extra bed and bath or larger GLA but room counts can be best.

As you get older you need it. without it One major surgery could be 200k to 500k or more.

It is probably cheaper to spend the money for testing and know where it is, rather than assume the asbestos is there and spend boatloads on remediating something that doesn't need to be remediated.

Perhaps those people ought to instead try something easier; like performing cardio vascular surgery.  

Again, I proceeded to move forward with mold remediation only to have that buyer back out because "mold is scary."

I have State Farm only able to come out 6 weeks after we're going to have the damage remediated (Colorado now requires hotel rooms and per diem paid for tenants), and I want to make sure I'm on the right page on anticipated costs.
