Specify what tenant responsibilities are, like reporting issues, keeping others off the property who are not invited, keeping the property clear of trash, inoperable machinery and personal items when not in use, keeping the grill out from under trees, shrubs and away from structures.

In my market (Southern California) having private outdoor space that's larger than a postage stamp - big enough for a grill, a table, some chairs, and maybe 8+ people to hang out - seems to be the key to higher rents (that, and parking by the front door).I seem to attract former apartment dwellers who feel like it's an upgrade to get those two amenities ... even if the price is the same as the "luxury" apartments nearby.The quality of the yard doesn't seem to matter.

This includes the outside termination and the connections at and internal to the furnace.Combustion gases must be analyzed and compared to the unit specifications.The blower access door needs to be checked to make sure it makes a tight seal at the furnace.The fresh air intake grills and louvers need to be checked for blockage.The heat exchanger needs to be inspected for rust and corrosion.The burners need to be checked for proper ignition, burner flame and flame sense.The drainage system needs to be checked for blockage and/or leakage.
