I had a guest who somehow was able to "book" my place on airbnb and then get my check in email instructions for their one night stay.

Go to your bank and tell them you want instructions for a tenant to pay ACH from their account to yours.

For logistics, you can always have designated parking for each unit, and let them know that in their check in instructions. 

You should still instruct title company to run a title and lien search.Also did you receive a payoff letter to see how much is still owed?
